UAE developer Ardee is developing the $545m Fairmont Al Marjan Island waterfront project
This project forms the first phase of Ardee’s long-term master plan for Al Marjan Island.
The groundbreaking ceremony marks the start of construction on one of Ras Al Khaimah’s most anticipated developments. After the successful completion of the enabling works, piling has now started, marking the first construction milestone of the project.
As full site integration continues, operations will occupy approximately 1.2 million sq. ft. gross floor area (GFA), which includes both hotel and residential areas.
Piling is scheduled to be completed by April 2026, after which the project will transition to main construction.
As the first project within Ardee’s 5.6 million GFA Al Marjan Island project, Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel set the benchmark for design, quality and lifestyle vision for the area.
The development will include 519 signature residences and townhouses, four signature beach villas and a 250-key integrated hotel. The project is scheduled for completion in 2028 and represents one of the most important coastal developments in the emirate.

Residents will benefit from Fairmont’s hospitality offering combined with resort-style comfort. Amenities include access to a private beach, state-of-the-art fitness centers, separate pools for families and adults, select public and dining areas, health and entertainment services, and direct connections to the nearby Fairmont Al Marjan Island hotel.
